Job Summary

Position leads a team of custodians which perform facilities maintenance and cleaning jobs at assigned various SLCC campus locations in efforts to keep SLCC campus facilities clean and safe. This is an important position to the college because all duties performed are visible and contribute greatly to the environment and overall appeal at each campus and in each building. This position will assist the Maintenance Manager and/or the Assistant Maintenance Manager in personnel decisions, operational oversight, and other areas as needed. The Supervisor directs the work of full-time and part-time staff and keeps inventory of custodial supplies.
This position will ensure that all facilities assigned are cleaned regularly and efficiently. The supervisor will be responsible to assist custodians in correctly submitting work orders and will be responsible for ensuring that all facilities are clean and functioning properly to allow for students, faculty, staff, and administration a clean environment to both work and learn in.
Position will be responsible for ensuring supplies/inventory are properly stocked and ordered within an established budget. The position will be responsible to train other staff on efficient and effective use of materials.
This position has a regular schedule but requires flexibility and must be available to work on call for snow removal and other building clean up emergencies, 24 hours a day 7 days a week, 365 days a year. This position is considered an advanced custodian or supervisory level position but will also be expected to perform all duties of custodian positions as needed.

Essential Responsibilities and Duties

General supervision of building operations. Handling problems and emergency maintenance situations. Building maintenance which includes inspecting facilities and equipment for defects and repairs, establishing and maintaining preventative maintenance programs. Apply pesticide when necessary.
Supervisory skills and team management skills including the ability to effectively assist in the hiring/termination process, train incoming staff on College policy, general Custodial procedures, and Custodial duties (semi-skilled manual labor). Demonstrate effective teamwork with all staff. Prepare written disciplinary actions, memos and employee performance appraisals.
Ensure supplies/inventory are properly stocked and ordered within an established budget. Train other staff on efficient and effective use of materials. Ordering supplies when needed, keep inventory, knowledge of all vendors for supplies and college rules for ordering.
Performing minor custodial duties such as maintaining the inside and outside of all facilities including snow removal and applying ice melt.
Open, complete, and close out work orders in the Sprocket system, enter time worked, and order materials.
Other duties as assigned.

Minimum Qualifications

Associate’s degree.
Three (3) to five (5) years direct, paid, full-time work experience in facilities maintenance including supervisory experience.
Part time related work experience may be substituted for full time experience on a pro-rated basis.
Trade off of work experience and education on a 1 year to 1 year basis.
Must have a valid UT Driver License or the ability to obtain one.

Knowledge, Skills & Abilities

-Supervisory skills and team management skills including the ability to effectively assist in the hiring/termination process, train incoming staff on College policy, general Custodial procedures, and Custodial duties (semi-skilled manual labor). Demonstrate effective teamwork with all staff.
-Knowledge of and ability to use and train on all required cleaning and maintenance machines including complex machines (e.g. buffers, vacuums, carpet cleaners, etc.).
-Appropriately calculate application rate for pesticide as needed to control unwanted pests such as insects, arachnids, and rodents found inside the buildings.
-Snow removal skills and ability involving snow shovels and ice melt solutions.
-Computer and data entry skills. Basic MS Office knowledge. Ability to navigate the Internet. Knowledge of Sprocket work order system and ability to enter time worked, opening and closing work orders, completing work orders, as well as ordering materials as needed. Ensure that subordinates complete their assigned tasks on time and according to best practice. Ability to use the time card system to approve time as needed.
-Adept in use of MS Office 2007 or later, particularly Excel, Word and ideally Access and work order database.
-Ability to complete all College required training courses. Ability to complete low speed vehicle training.
-Ability to lift 50 lbs. on a regular basis to move moderately heavy equipment.
-Ability to get on and off of and work from a ladder.
-Ability to perform equipment maintenance tasks.
-Receive and follow verbal/written instructions.
-Ability to read and understand MSDS labeling requirements.
-Ability to communicate effectively with a broad range of diverse people, ability, culture, ethnic background, to maintain good working relationships across the College.
-Ability to work with all groups in a diverse academic, socioeconomic, cultural and ethnic background of community college students, faculty and staff, including those with disabilities and special needs.
-Knowledge of: maintenance of building and grounds operation, general record upkeep, cleaning and chemicals and solvents, scheduling and training procedure.
-Ability to bend and kneel for long periods of time
-Ability to operate all types of custodial equipment for two hours at a time without disruption.
-Ability to communicate effectively with a broad range of diverse people, ability, culture, ethnic background, to maintain good working relationships across the College.
-Ability to work with all groups in a diverse academic, socioeconomic, cultural and ethnic background of community college students, faculty and staff, including those with disabilities.
